I'm considering investing in established convenience store or gas station around Houston area, does anyone have information on how to go about leasing one or buying? Any recommendation on sites where I can get information on business listings? Also, does one need to pay the total cost upfront, how much cash should prospective buyer have before engaging in negotiations with seller or with a broker? Please advise.

search gas station business in google, it will give you all the listings with broker contact info
if you do not have gas station knowledge or experience or considering for part time investment , it does not worth it, employee can mess it so easily ,

If you have $'s to invest and serious, I would suggest you to invest in energy sector such as solar energy. Gas station takes up lot of your time and sweat with little returns........its no fun because it lacks entrepreneurship.
