it depends upon how big house you are going to built, what kind of uses/ building types, location- cost may vary with inside and outside ring road of ktm, and other major factor material, and the most imp factor is earthquake- building should be earthquake resistant and should not be lie under the fault line, generally nobody check that kind of infomationbut after M7.5 earthquake we should take consider and check fault lines and proper check of soil test before the built . You cannot easily say the cost without blueprints or design, generally design or blueprint cost may depends 3% -5% of the total building cost. for the labour and material 40/60 or 30/70 depends upon location. and for the tax it varies 10 rs sqft to -25sqft depending upon uses , area, and location. and there are many other factors that may change the cost of the building . there are only general information . thanks

Why don't you just give a ballpark figure already. Ofcourse he knows it depends, but some guesstimate is what he is looking for. I will tell you in a good neighborhood in Northeast US it takes about 50-100 thousand dollars for site work and about 250-350k for a single family 2500 sq ft home. Also the value changes for every site but that's a ball park figure.

No ghaderi kharcha. Its just building price for top of line. Sasto and if u have a person who can manage everything, it can be done from 40-45 lakhs.

just a thought, are you trying to go back to Nepal in the near future ? if not why are you trying to build the house ? If you want to build for family that is different story. Lets say you build a house for investment and wanted to sell it in the near future how are you planning to bring the money to US if you are planning to stay here ? I am also looking to invest but not sure that is the best idea ?
