tyo M bhaneko chahi ke ni? million?? tyaso ho bhane ktm ma 1-1.5 aana matra kinna pugchha, maybe 2 aana if you purchase land in a place a bit far from main city area. tyati jaggale k garne? ghar banauna pugdaina, chhapro halne kuro aayena! my suggestion is if you can buy 3 or 4 ana if not don't buy. ktm ma jagga kinera garne k bhanya? jagga kin-bech selayeko thahai hola! manchheharu ktm ko jagga bhaneko sun falne khet bhanthanchhan ki kya ho? aafna baau-aamalai ta balla balla samjhaiyo natra budha-budhi gaauko sabai bechera ktm ma ghar/jagga kinne bichar gardai thiye. masanga paisa bhayeko bhaye valley bahira kinthe ghar/jagga, somewhere good for living like dhulikhel, godawari, etc. or banking industryma invest garthe.

Aile nai kinna chai hudaina, ajhai 3-4 barsa kurnus ani tespachi thik huncha mero bichar ma. I think prices will continue to decline for a
while in Kathmandu. Nepal ko aru sahar tira chai badirako cha re, biratnagar, nepalgunj, butwal etc tira, baru teta kinda chai faida huncha hola.

There is a piece of land (10 annas) on sale in KTM if you are interested. Very well placed and exposed to sun, in a nice and quiet neighborhood. Excellent land to build shops and shutters as it has 2 sides next to the road.
Price = 30 Lakh/anna

The housing prices rise is artificial one.
I am not an expert in finance (this is not my field) but let me explain something what I believe -
There was no development activities in Nepal, and those newly establised financial institutions had nowhere to invest their money than to loan it for housing market. This means - easy loan for housing and more people became able to buy land/house.. This created artificial rise in demand, and thus price hike (remember law of supply & demand ?). This price hike means less and less people were bank defaulty (this is because they can sell the house at existing 'higher price' if they can not pay the mortgage). This gives false signals to the bank - that they have fewer records of anyone unable to pay housing loan. This means banks lower credit requirements and provide housing loans to more people. This creates more demands in housing markets and price hikes.. and this VICIOUS cycle continues...
It is just like a ponzy scheme, and under this scheme housing price keep increasing in pyramidal way ... Remember, since this is same as a ponzy scheme, those people who were at the bottom of this pyramid (i.e. early investers in this market) made lots of money.. but this can not go forever like this.. And naturally, this cycle is bound to break.. Troubles in private financial institutions in Nepal is surfacing in these days - it is just a signal that this ponzy scheme is about to break now.
You should note - housing market started booming in nepal (and hence the price hike) as soon as there was the trend of starting private bankings/financial institutions in nepal. Nothing else..
Simple financial calculation reveals that investing in house market in ktm is a huge financial loss (considering its return). For example, you should make minimun 1.1 lakh per month from a house (from rent??) if you invest 1.5 crore to buy house - (considering 10% inflation rate and to justify the 10% interest/year.)
Some people might argue - there are more people going abroad and making lots of money to keep housing demand stable at the current rate. But can anybody tell me how many of us working in USA, are able to buy a decent house in ktm under current market??? If we are not able to do it, do you mean those Nepali in arab countries (no offense) are driving the housing market in Nepal?
Kathmandu is now competing with San Franscio in housing market. Is there any logic in terms of 'value' ?
Note- I love nepal. I also love economics and logic. :)

Ans bro, its all about supply and demand. There are crappy apartments in new delhi, where I visited last year and they were going for 40 lacs IC. Delhi is a step above Kathmandu, but its definitely not San Francisco. Also on the comment you made about who's driving the housing market, its actually the people in Arab countries that are doing it. Example, 100 guys from a VDC in Kavre go to Qatar and bring back 3-4 lacs each, they come back to the village and then buy land from 20 other dudes in the village. So now those 20 dudes have 15-20 lacs each and they go buy land in some Nagarpalika in Kavre. The guys who sold it to them in the Nagarpalika, now buy in Dhulikhel and the sellers there 2 or 3, of them buy land in KTM.
Thats how it operates. Plus I think now the since NRB has relaxed provisions on income verification and capital gains tax, prices will start to stabilize although I don't predict them to jump, but it definitely won't be falling. I know I'm stating the opposite from what I stated earlier, but now since policies have changed, it may not be a bad idea after all. If you have some money saved up, buy your char annas in KTM, it will give you a steady return.

Maybe it is true in case of kathmandu (I am not certain) but how can we forget the housing crisis that caused the financial meltdown in 2008........People were saying the exact same thing that you said "Inteligentguy"......and they were WRONG........all I want to say is to deduce something will continue happening in future completely based upon past data is not a clever decision, atleast I know for sure that pricing model for any asset includes past trend and future cash flows adjusted to proper risk (market borrowing rate)

America is different from Nepal. In Nepal there is a direct relationship between demand and supply. We are an overpopulated country, ;half the country is not suitable for human habitat. Therefore land has a lot more intrinsic value than in America. Have you ever heard of a housing collapse in India? Exactly my point.
Another point, in Nepali culture wealth is measured by the amount of land you own, which is not the case in the West. Even Mitt Romney only has three houses. Also, the only safe place invest money in Nepal is land, everything else has been ruined by political unions and the Maobaddies. Remittance is up by 37 percent this year alone, if this trend continues for a couple more years then bank interest rates will start falling due to excess credit and housing will boom again. The 2008 financial crisis is not relatable in Nepal's case since the ownership of land is the greatest symbol of prosperity in Nepali society.
