I am just starting to buy a house. I met with a realtor and eveything is ok but have few concerns that I want to make sure. She has asked me to sign a contract to make her my exclusive agent which can be cancelled on mutual written agreement if necessary. Also in that contract it states that the buyer (me) has to pay the agent a broker fee of percentage of the purchase price. My concerns are should I sign a contract ?? and I thought, and read that seller are the one who pays the buyers agent i.e. the agent gets the percentage out of the purchased price and I don't have to pay anything more. Please advise.

no no no....dont sign this because there are too many good realtors around and you can deal with multiple realtors. and no way you should be paying the brokers fees. Its the seller who pays this not the buyer.

why are you even asking? dont sign it. shop around for more realtors maybe a well known one and then tell them you dont want to pay any broker fee, they are making enough money if they buy or sell a house, she is trying to milk every possible way to get some more money out of you, just do more research , its a big investment. Good luck.

A BIG NO. First of all you do not even have to sign a contract if you are a buyer. A lot of agents out there dont ask buyer to sign any form of contract. Its a buyer's market now. Paying an agent is out of question if you are a buyer. They usually get it from seller. SO A BIG NOOOO.
